How To Stop Corrosion And Waterproof Your Roof
The elements such as extreme heat from the sun, UV rays, rain, hail, snow and wind are damaging to exterior surfaces such as roofing materials and the protective paint that cover them. Coupled with some poor roof designs and low grade protective coatings has led to corroded substrates and internal damage to walls and floors plus furniture and office fittings.
There are some tricks of the trade to installing Waterproof Coatings and these are outlined below however the quality of the waterproof coating varies from the manufacturers and it is always advisable to use a proven product in the market.
How To Waterproof Your Roof
Step One
Always ensure the roof is cleaned throughly first and all oil residues and flaky paint are removed with a degreaser and a stiff metal brush. Check with your manufacturers specifications to see if a primer is recommended.
Step Two
Inspect the roof for any loose nails and any signs of corrosion that may be damaging to internal surfaces. Use an appropriate sealer that is compatible with the coating.
Step Three
Never apply your paint in extreme heat or cold. For example the middle of the day during summer where the roof is so hot that the paint will cook as it is applied will potentially affect the cure time and the durability of the coating.
Step Four
Apply the required number of coats. All paints and coatings vary so check with your manufacturers specifications. Often a substrate will fail due to not enough coats and therefore the coating can not achieve the results shown in manufacturers trials.
Step Five
Use an approved applicator to do the work. people in the trade with years of experience are preferable to someone just starting out with no experience. Applying a roof coating correctly takes skill.
At Roof Coatings New Zealand we use Rustoleum products and find these to be very good and well proven. We also use other manufacturers products.
If you are a commercial building owner and you have a flat roof it is critical that your roof is inspected regularly to look for signs of deterioration that could lead to leaking on the building.
Flat Roof Repairs can be very challenging due the problems associated with locating a leak if one occurs. Often a leak will appear in the middle of the ceiling and when located the actual hole is meters away from the area where obvious signs show.
This is due to the water tracking along beams and cross members and then dripping into a roof cavity.
To avoid this issue it is advisable to use a quality thick product that is flexible and able to withstand some movement in the roof without splitting.
For this job we use a product called Noxyde and this is durable, thick and flexible.
There are a few ways to sort out these situations. The most labour intensive is to remove the damaged roof surface. This can cost alot of money and lead to further issues when building materials are damaged during removal.
The best way to extend the life of the roof is to apply a roof coating to the surface and elastomeric based coatings give excellent value and protection. Both can extend the life of your roof but the elastomeric roof coatings will give you a better quality roof surface.
Elastomeric roof coatings are generally thick and once applied give a very thick durable coating that withstands the elements
So as you can see there is a lot to consider when choosing a roof coating solution, if you are unsure you should hire a qualified roofing contractor to do the work for you and be sure that they follow the correct steps to ensure your roof is sealed tight.
